There is no right or wrong answer to this question, just some guidelines. Every roof should be inspected at least annually (semi-annually is best- Spring/Fall).
A roof inspection should be done when a new property is purchased. The inspection will include the items outlined in the Annual/Semi Annual Inspection – but should also include:
- an interior inspection (looking for moisture penetration or other issues)
- a core sample of the roof to determine what type of roof you have
- what history the building may have gone through, probing of seams to make sure all welds are intact with no sign of cold welds or other deficiencies, and checking past repairs (if applicable).
