A commercial roof maintenance program is an inspection routine targeted towards maximizing the Life of the roof. A comprehensive roof maintenance program is developed for each roof based on the needs of the Building.
A Comprehensive Program includes 3 basic steps
- The Inspection- An experienced service technician will come out to inspect the roof. The technician follows a 70 point checklist to evaluate all aspects and conditions of the roof.

- Penetrations
- Plumbing Vents
- HVAC Units
- Electronic Access Points
- Drains
- Draining Properly
- Missing Baskets
- Compromised roof accessories and assemblies
- Field of the roof
- Recommendations- Once the inspection has been done and the roof assessed, a repair and maintenance program will be developed to fit the building and budget needs of the client.

- Current roofing system
- Technical date requiring the roof
- Size
- Number of penetration
- Repair and Service- Upon agreed repairs and a maintenance schedule, a routine will be established to best care for the roof. ASR will provide a report with photo documentation once the work has been completed.
Just a note: Most Manufactures require preventative maintenance to be performed and documented annually to keep the benefits of the warranty. Always check the warranty paperwork to know what is required.
